these instructions will reduce time, avoid a counter offer and assure your client’s offer has the best chance of being
accepted by the seller and seller’s lien holder/s. All offers must be written on NWMLS forms. Lien holder/s may not
pay buyer closing costs with conventional buyer loans. Deviation from these instructions will result in a counter offer from
the seller.

NWMLS Form 21. Must have Buyer/s and Seller/s first and last name.

NWMLS Form 21. Line 11. Closing Date. “Within 45 Days Of Lender Consent." OR "Within 15 Days Of Lender Consent."
for cash offers.

NWMLS Form 22SS, paragraph 2. SHORT SALE CONTINGENCY.
Please write 90 days. Please inform your client extending this time frame may be required if approval from an Investor or
Mortgage Insurance Company is needed.

Pre-approval letter (with approved amount) must
be submitted with your offer unless your client is a CASH buyer. Offers without a complete letter or proof of funds will not
be submitted.

CASH Buyers must provide “Proof
Of Funds” in the form of a signed and dated letter from the bank/institution, stating there are sufficient funds to
close the transaction. Or current bank statement showing sufficient funds. Black out confidential information.

Submit with your offer a signed and dated copy of Exhibit “A” Legal Description. Located in the attached
documents in Matrix.
Submit
with your offer a signed off Form 17 Seller Disclosure Statement. Located in the attached documents in Matrix.
